What you get with One Percent Realty
Flexibility to offer more commission to the buyer's agent
Are you concerned buying agents may avoid or not show your listing? If you want to offer more commission to the Buyer’s agent on MLS® than $4500 or 0.5% in homes over $900,000 – the choice is yours. We would still charge you the same fee for our listing portion of the commission and you could offer those Buyer’s agents a higher MLS® commission if you wanted to. Since we don’t believe offering any additional commission is necessary, if One Percent Realty sells your home ourselves without an outside Buyer agent we will only charge you $9950 for a home under $900,000 (or 1% + $950 for a home over $900,000).

I'm always upfront with my clients on this topic. Honestly, I do have my clients offer more commission to a buying agent. This is from years of experience and understanding there is a balance between money spent and money saved. The goal is putting the most money in your pocket. We can have an open discussion and you can decide what is best for you. You will still save thousands on listing commission even offering more commission to a buying agent.
What Happens When We Offer More Commission To A Cooperating Brokerage And The Buyer Comes To You Directly? Do We Still Have To Pay The Higher Amount?
Great question! No, If the buyer comes to me directly then the commission structure falls back to One Percent Realty's standard commission structure. This means that for homes $900,000 and over the Coop commission falls back to 0.5%, for homes under $900,000 the Coop commission falls back to the flat rate of $4,500.
- Homes under $400,000 are $7,950. This includes $3,500 for a Buyer’s agent.
- Homes $400,000 - $900,000 are $9,950. This includes $4,500 for a Buyer’s agent.
- Homes over $900,000 are 1% of the sale price + $950. This includes 0.5% for a Buyer’s agent.
